Before After Old-3-way-townhouse-bathroom-layout-getting-renovated-in-Padstow-3Bathroom-renovation-terrazo-feature-wall-tiles-black-taps-Alexandria-12

One of the old floor plan layouts for homes in Alexandria was to set up what is called a 3 Way Bathroom configuration. The idea is to have separate smaller compartment style rooms so that one person can have a shower, another uses the toilet and a third can wash their hands at the sink or do their makeup. It sounds good in theory but it also means there is lots of wasted space in the property as each room needs its own walls, lighting etc.

When you think about it, how often do multiple people all have to use these house facilities at the exact same time every day?

So what the owner wanted us to do was change the floor plan to convert this 3 Way Bathroom in Alexandria to be a more practical layout with a separate room with vanity & combination shower/bathtub plus a separate laundry room.

The first thing we did was to check all the walls to see what was possible via a site inspection. One of the aspects that increased the cost of this renovation was that the structural walls needed additional lintels to be installed to maintain the structural integrity of the house. What made this easier to manage is that Passion Built is a licensed and qualified builder which means we can handle these aspects plus the general renovation work.

By moving a wall and changing the floor plan the space became much more usable. A larger combination bath / shower could be installed, new floor tiling, wall hung vanity together with a brighter colour palette to really give the room a spacious feeling. All the the tap fittings were matt black from Caroma to add a touch of class and terrazo style tiles were used as a feature to give the room some visual interest.

The old laundry was replaced and turned into a more functional space with custom made cabinetry by our carpenters. This created lots more usable storage space as well as areas to install the washing machine and dryer to help ventilation & maximise space usage. For older properties in Alexandria this is the ideal way to improve the liveability & functionality of a home.  To give the laundry a bit of style we installed new kit kat mosaic tiling around the sink area & splash back together with a stone bench top. It makes it a more enjoyable space to use, is easy to clean and help lifts the overall interior design of the space.

As mentioned the owner used Caroma tap ware and PC items while ADP was chosen for the vanity and wall hung mirror with shaving cabinet. The vanity had a nice wood finish to give the room a softer touch to contrast the harder edge tiling and flooring.

Using a wall hung vanity unit in any property can give it a modern feel while making the room feel larger. It gives visibility to the floor tiling all the way to the wall which visually creates the impression of more space in the room.

The use of timber can add a touch of warmth to a room vs using standard laminate cupboards. For this room it also meant you can see the whole bath which makes both it & the room feel larger.

Using modern combined shower and square bath gives the room an instant touch of class compared to the cheaper plastic moulded alternatives.  There is space around the footing of the bath and again you can see the wall tiling giving it a bigger feeling and means an adult can stand at the end or side if washing the kids.

There are also less joins which makes it easier to keep clean and the single surface means less soap scum and grime will build up.

We also placed the tap on the wall so that an adult can stretch out and rest their head on the wall or over the edge on the other side.

So many people don’t think much about lighting in a bathroom. They are used to sorting that out for maybe outdoor entertaining or a dining room. Although these days there are so many great bathroom products that can light your room to help with doing make up, shaving or just give the room a bit of mood lighting while you are in the bath.

There is no guarantee that you will save money simply by using large tiles when renovating a bathroom because they are larger and heavier to work with, so you will still require a reasonable amount of labour to manage them.

Although what they can easily do is reduce the amount of visual clutter in the bathroom. As a result, there are fewer lines, fewer joints, and less grout that can easily be seen.

If you combine large tiles with a wall hung vanity, a glass shower screen, and a free standing bath you can literally trick people into thinking that this is an even larger room. When you use white tiles, you bounce light around the room, which further enhances the look.

We also made sure the floor wastes blended into the tiling so they are almost ‘hidden’ from sight.
