The renovation requirements
When Maryanne approached us, tired of her outdated bathroom, she was seeking more than just a renovation – she wanted a unique transformation, a space that was not only functional but also a reflection of her personal style. The journey to create this bespoke bathroom was filled with challenges, but each presented an opportunity for innovative solutions and creative design.

Firstly, the original bathroom lacked a crucial element – a toilet. To remedy this, we undertook the intricate task of altering the drainage and plumbing system so that we could seamlessly integrate a toilet into the design of the new layout. This addition significantly enhanced the room’s functionality as it would mean the new bathroom would have toilet, walk in shower and vanity with sink.

Making a bathroom larger
The next hurdle was space. The bathroom felt cramped, almost claustrophobic. Our solution? We knocked down the brick walls of an adjoining linen cupboard. This not only expanded the room but also redefined the entire layout, breathing new life into the space.

During the demolition, we encountered a common issue in older homes – the opposing side of a limestone rendered wall became loose and detached. Instead of opting for the standard procedure of removal and re-rendering, we proposed a more creative approach. We left the wall exposed and applied a clear coating, a suggestion that the client enthusiastically embraced. This feature became a striking focal point, adding character and a rustic charm to the bathroom while complimenting the overall interior design.

Custom made vanity
The quest for the perfect vanity was another challenge. Our client needed ample storage for towels, a feature she found lacking in available options. Her solution was to import a custom vanity from Italy, ensuring it met her storage needs and aesthetic preferences. We were able to then custom fit this into the bathroom.

Renovating ideas
The scope of this full renovation extended beyond just drainage alteration and wall removal. We introduced elements that set this bathroom apart: LED under-vanity lighting activated by a sensor for convenience, two elegant wall lights, a luxurious heated towel rail, and VJ board paneling on two walls for a blend of classic and contemporary styles.

The new bidet toilet was also equipped with warm/hot water as per the client’s request, added a touch of unexpected comfort.

The entire bathroom transformation was completed over a period of 4 weeks, with an additional 4 days dedicated to perfecting the exposed brick wall. With a budget of $35,000 for labor, the products used included;

  • High-quality Phoenix tapware and fittings
  • A custom-imported vanity from Italy
  • VJ wall paneling
  • Bespoke frameless glass shower screen.
  • Subway tiles for the walk in shower

Each product was carefully chosen to complement the space and ensure lasting quality. As you can see from the photos, this project was more than a renovation; it was a journey of transforming an ordinary space into an extraordinary one, tailored to Maryanne’s vision and lifestyle. The use of timber, earthy tone tiles and a pattern floor tile give the whole room warmth and character.

Every challenge encountered along the way was met with creative solutions, resulting in a bathroom that is not just a functional space but a personal sanctuary.

renovating a bathroom with vj wall panelling

When most people are looking to renovate their bathroom the thought of floor-to-ceiling tiling seems like the obvious choice. There are some other options though because tiles can be cold, prone to mould and grout discolouration, and let’s not forget the daunting task of cleaning them, especially in those hard-to-reach places. The expense is another factor – tiling a whole bathroom can put a significant dent in your renovation budget.

An alternative that can be used is VJ wall panelling – a game-changer for bathroom renovations. VJ (Vertical Join) panels bring a classic, timeless aesthetic to your space, adding character and warmth that tiles often lack. These panels are not only stylish but also practical. They’re easier to install than tiles, significantly cutting down on labor costs and renovation time.

When it comes to maintenance, VJ panels are a breeze – they resist mould and are easy to clean, ensuring your bathroom remains a hygienic, inviting space. With VJ wall panelling, you transform your bathroom into a cozy, inviting retreat that marries style with practicality, all while keeping within a reasonable budget. As you can see for this bathroom they compliment the subway tile walls rather nicely.

Making a bathroom larger by removing or adjusting existing walls

If you have a small bathroom that you want to renovate one of the things many people consider is if it can be made to feel larger. We have shared some ideas and free advice about how to make a small bathroom feel bigger here. While styling, colours, products and layout can all contribute to the feeling of a larger space, the best way to truly make a small bathroom feel larger is to remove or adjust walls. In the case of this home there was a linen cupboard that had been built almost like a wall niche with the door accessible in the hallway.

We removed the door and the linen cupboard as well as part of the wall to then make the bathroom larger. In many cases you do need to check if the wall is load bearing before going ahead and making changes to it (for obvious reasons)

The home owner sourced a vanity unit that was large enough to store linen so the solution was a good one that created more usable space and enough room to add the required toilet into the bathroom.

Adding a toilet to an existing bathroom

You can add a toilet to a laundry or bathroom whether it is built on timber floor boards or a concrete slab. All it requires is to have a water supply and sewer line to be made usable by using existing plumbing or adding it. This would have to be carried out by a professional plumbing contractor to ensure that the plumbing and construction work is done correctly and up to code.

The steps would include;

  • Assess the existing bathroom layout and available space to determine the best location for the new toilet. Consider factors such as proximity to existing plumbing lines, ease of access, and compliance with local building codes.
  • Obtain any necessary permits or approvals from local authorities before starting the project.
  • Work with a designer or architect to create a detailed design plan for the new toilet addition. This should include the layout, dimensions, and placement of fixtures and fittings.
  • If necessary, remove existing walls, fixtures, and finishes to make way for the new toilet area. Ensure proper safety measures are in place during demolition.
  • Extend the existing plumbing lines to the new toilet location. This involves running new water supply lines and waste pipes to connect to the main sewer or septic system.
  • Install a toilet flange at the correct height and location in the floor to accommodate the new toilet.
  • Frame the new walls and partitions to define the toilet area if required and provide support for fixtures and finishes while ensuring that the structural framing meets local building codes and regulations if it has been used.
  • Install the toilet, connecting it to the waste pipe and securing it to the floor.
  • Hook up the plumbing connections for water supply and drainage.
  • Apply caulk and grout where necessary to seal joints and ensure a waterproof finish.
  • Test the toilet to ensure there are no leaks

Bathroom renovation interior design ideas

SUBwaY tiling

Subway tiling is a popular interior design choice for bathrooms. Subway tiles have a classic and timeless look that has been popular for over a century. Their clean, simple lines and neutral colours make them suitable for various design styles, from traditional to modern, ensuring that your bathroom won’t look outdated over time.

Subway tiles come in a variety of sizes, including the standard 3×6-inch size, but also larger or smaller options. The glossy finish of subway tiles reflects light well, helping to brighten up the bathroom and make it feel more spacious. This is particularly beneficial in smaller bathrooms or those with limited natural light.

Subway tiles are typically made of ceramic or porcelain, which are easy to clean and maintain. Their smooth, non-porous surface resists staining, mould, and mildew, making them an excellent choice for the humid environment of a bathroom.

Custom designed vanity

A custom-designed vanity can be a fantastic idea for your bathroom, especially if you want a unique and tailored solution that perfectly fits your needs and preferences. Custom vanities allow you to personalise every aspect of the design, from the size and layout to the materials, finishes, and hardware. This level of customization ensures that your vanity complements your bathroom’s style and meets your specific storage and functionality requirements.

A custom-designed vanity can be tailored to the available space in your bathroom. This means you can maximise storage and countertop space while ensuring it fits seamlessly into the room’s layout, whether your bathroom is small or has unique dimensions.

You have complete control over the style and aesthetics of a custom vanity. You can choose the type of wood, stone, or other materials, as well as the finish and colour, to match your bathroom’s overall design scheme. This allows you to create a focal point or a cohesive look in your bathroom.

Moving or adjusting walls

We mentioned the benefits earlier of moving or adjusting walls and in this example it also created a feature in the living area so it was a double bonus of creating practical functionality and style.

Most homes are built with brick and internal fibro sheeted walls which makes removing or adjusting them easier than full brick or cement ones.

New bathroom designs
Building a new bathroom or renovating an old one in Kogarah Bay can definitely add value to your home, as long as the renovations are done properly and with the right materials. When considering a bathroom renovation, it’s important to ensure that you have all the necessary elements to make the space functional, including a shower, toilet, vanity and bathtub.

  • A shower is a must-have for most people, as it provides a convenient and efficient way to get clean. Make sure to choose a shower that is large enough for two people and has enough headroom, if needed.

  • Toilets are also important (no kidding right) and you should consider a model that is efficient, easy to clean and has a low profile to make the most of the space if there isn’t much room. Sometimes a concealed cistern system is a wise choice.

  • Vanity units are essential for storing bathroom essentials and can be used to add extra counter space, too. Choose a vanity that matches the style of the bathroom and has enough storage space.

  • Bathtubs can also add value to your home, especially if you have a larger family or enjoy relaxing in a warm bath. While they can take up a lot of space they are especially suited if the home needs to be used by a family with small children or it is placed in an ensuite to the main bedroom.

Choose your own materials
When renovating your  bathroom, it is important to choose high-quality materials that are durable and attractive. This includes tiles, taps, shower heads and other fixtures. We always recommend a fresh coat of paint to give the space a new look and feel. Additionally, consider incorporating energy-efficient and eco-friendly features into your bathroom renovation, such as low-flow toilets, shower heads and taps which can help reduce water and energy usage. These features not only help the environment, but can also lower your monthly bills.

Fixed price quotations
Regarding cost, bathroom renovations can range from a few thousand dollars for a basic renovation to tens of thousands for a complete overhaul. It is important to have a budget in mind and stick to it, so you don’t overspend. Renovating a bathroom in Kogarah Bay to include a shower, toilet, vanity and bathtub can add value to your home, as long as the renovations are done properly and with the right materials.

Adding a bathroom with a combined laundry to a home in Kogarah Bay can potentially add value to your home. However, the actual value added will depend on various factors such as the quality of the construction, the market demand in your area, and the overall appeal and functionality of the addition. Here are some considerations:

  • Increased Functionality: Adding a bathroom and a combined laundry to a garage can enhance the functionality of your home. This addition provides convenience and versatility, especially if there are no existing bathrooms or laundry facilities in the garage or nearby. It can be particularly attractive to potential buyers or renters who prioritise having these amenities readily available.

  • Additional Living Space: Converting a garage into a usable space with a bathroom and laundry can effectively increase the liveable square footage of your home. This can be advantageous when it comes to property valuation and appeal. However, it’s important to note that converting a garage may impact the availability of covered parking, which could be a factor for some buyers.

  • Market Demand: The demand for properties with additional bathrooms and laundry facilities can vary depending on the specific market conditions in your area. Research the local real estate market and consult with real estate professionals to understand the preferences and expectations of potential buyers or renters. Consider whether the addition aligns with the needs and desires of the target market.

  • Quality and Design: The quality of the construction, finishes, and overall design of the added bathroom and laundry will significantly impact its value. Ensure that the space is well-designed, functional, and visually appealing. Using high-quality materials and fixtures will also contribute to the perceived value of the addition.

  • Cost vs. Value: Consider the cost of the addition relative to the potential increase in property value. Evaluate whether the expenses involved in construction, permits, and any necessary modifications are justified by the potential return on investment. It’s advisable to get estimates from reputable contractors and compare them with the estimated increase in home value to make an informed decision.

Remember that adding value to a home is not solely dependent on a single renovation project. It’s essential to consider the overall condition of the property, its location, and other factors that influence market value. Conduct thorough research, consult with professionals, and weigh the costs and potential benefits to make an informed decision about renovating your bathroom in Kogarah Bay.
