Dylan and his team did a great job with a bathroom room renovation and new powder room. I was most impressed with the timeline all going to plan. The quality of workmanship from the various tradies was to a high standard and they all worked well together to get the job done on time. Minor issues were fixed up quickly with no problems.

Highly recommended!

The renovation requirements
The client lived in a ground floor apartment in Bondi which was built in the 1970’s. With blue floor tiles, combo bath / shower and plain white tiling the bathroom and powder room lacked warmth and felt very dated. They wanted to renovate their apartment bathroom to give it a feeling of warmth, a coastal/beach vibe, while also looking & feeling more modern.

The combination of timber, brushed gold tapware and natural floor tiling with a predominantly white colour palette does this with ease.

Making an apartment feel more modern
Renovating an apartment in Bondi (or anywhere in Sydney) is relatively easy to do, especially if you maintain the existing layout. Many old apartments have interior designs that don’t have a lot of bright, warm colouring, materials that are dark and poor use of available space. By demolishing what is in the existing room you can create brighter, more usable spaces even in the limited confines of an apartment.

What did our renovation contractors complete?
Renovating a ground floor apartment is a bit easier than ones on higher levels. For this property our renovation contractors had to;

  • 1 x main bathroom
  • 1 x powder room
  • 1 x European style laundry
  • Instead of using glass for the shower divider, we built a custom made privacy wall with a curved corner to create a sense of warmth in the room with an added touch of design.
  • We built a nib wall for the toilets to conceal the cisterns to give the rooms a more streamlined feeling
  • It took about 4 weeks to complete all three rooms being renovated and products included;

Renovating an existing bathroom in an apartment

Renovating an existing bathroom in an apartment block in Bondi requires good planning, adherence to building regulations and effective communication with stakeholders. Believe it or not, once you start talking to different bathroom renovation contractors in Sydney you’ll discover that not all of them have experience working in apartment blocks and most of their renovation work is done in free standing homes.

Why does this matter?

Renovation contractors with experience in apartment blocks
Well the biggest thing to consider is that an apartment block by its nature means anything that is being renovated in the bathroom means you are working with shared walls, floors, ceilings, plumbing and sewer lines. It means a single mistake can cause all kinds of problems with neighbouring apartments very quickly.

Also depending how extensive the renovation is, you may even need to get approvals before work can commence. Read our advice about getting approval to renovate in an apartment here. It is really important to check whether they have lots of previous completed projects with testimonials or reviews from clients to know if they are able to deal with working in such an unusual site.

Apartment bathroom renovations require different skills to be able work in such tight confines with the added issue of getting materials or debris up/down stairs and/or elevators without disturbing other people living in the block. Bondi is an area that has quite a dense population so most properties are units or apartments.

Floor plan layouts for bathroom renovations in apartments
One of the unique aspects that Passion Built offers when renovating a bathroom is to provide 2D/3D bathroom design planning as part of our consultation steps. This means we can help you visualise exactly how the layout and look of the bathroom will be using virtual design tools. Every element can be planned and then we provide the drawings to our team to construct.

Steps to consider when renovating in an apartment
Here is an outline of what is needed when renovating a bathroom in an apartment block to ensure a successful outcome while navigating the unique challenges of this type of structure;

Step 1: Initial Assessment, Planning and Quotations
Before commencing any renovation work, conduct a thorough assessment of the existing bathroom. Evaluate the condition of fixtures, plumbing, electrical systems, and structural elements. Consider the layout, functionality, and aesthetic preferences that you have so that you can use this information to brief anyone that you ask to quote on the job.

You have to give every renovation contractor the same list of requirements otherwise their quotations will vary greatly & then it becomes hard to compare which one to choose. Create a very simple list that makes it easy to compare what each renovation contractor is offering and make sure to ask if the person you are speaking to will be doing the work or if they are using sub contracted tradespeople.

Step 2: Obtain Necessary Approvals
In Sydney, apartment renovations typically require approval from the body corporate or owners’ corporation. Obtain all necessary permits and permissions before proceeding with the renovation. Consult with the building manager or strata manager to understand any specific regulations or requirements. You can’t start a renovation in an apartment block without this. Yes you can do things like paint a wall, change cupboard doors or light fixtures, but most things beyond those simple makeover tasks will require some form of consent.

Step 3: Design and Concept Development
Collaborate with the renovation contractor or interior designer to develop a design concept that aligns with your vision and budget. Consider factors such as space constraints, storage needs, and accessibility requirements. Explore different layout options, fixture selections, and material choices to achieve the desired outcome you are looking for. To save money use existing locations for power points, taps, lighting etc.

Step 4: Engage Qualified Professionals
Hire licensed and experienced professionals for a renovation project. This may include architects, interior designers, plumbers, electricians, and builders. Ensure all contractors are familiar with local building codes and regulations, as well as having current licenses that are up to date, insurance etc.

Step 5: Preparatory Work
Prepare the apartment for renovation by clearing the space and protecting surrounding areas from dust and debris. Disconnect utilities such as water, electricity, and gas as necessary. Install temporary facilities if needed to minimise disruption for other residents.

Step 6: Demolition and Removal
Carefully dismantle existing fixtures, tiles, and fittings, taking care to minimise damage to surrounding surfaces. Normally you would engage your renovation contractor to complete this step rather than doing it yourself. It’s important that the debris is disposed responsibly and in accordance with local regulations.

Step 7: Plumbing and Electrical
Assess the condition of existing plumbing and electrical systems. Upgrade or replace fixtures, pipes, and wiring as needed to meet current standards and codes. While it isn’t common, sometimes in old apartment blocks you might need to have new drainage, water supply lines, lighting, and power outlets installed that are up to current standards.

Step 8: Structural Modifications
If the renovation involves structural changes, such as relocating walls or windows, you have no choice but to engage qualified professionals to ensure structural integrity and compliance with building codes. Obtain necessary approvals and permits for structural alterations and if this is going to be something done inside an apartment block be prepared for it to take longer & be more complex to get approved compared to a free standing house. If you live in the penthouse with no shared walls and nobody above you then it could be easier compared to renovating an apartment on the 2nd floor of a 30 storey apartment block with the desire to move a wall.

Step 9: Installation of Tiling, Waterproofing, Fixtures and Fittings
Assuming everything has been approved, demolition didn’t throw up any surprises then waterproofing, tiling and installing new fixtures, fittings, and cabinetry according to the approved design plan can commence. This may include sinks, toilets, showers, bathtubs, vanities, mirrors, and storage units.

Step 11: Testing and Inspection

Conduct thorough testing of all plumbing and electrical systems to ensure proper functionality and safety. We will then perform leak tests, pressure tests, and electrical inspections as required by local regulations. We will also rectify any issues promptly to avoid delays or complications with handing over the bathroom for use.

Step 12: Final Inspection and Approval
Once all work is completed, schedule a final inspection with relevant authorities or building inspectors. Obtain approval and sign-off on the renovation project before allowing residents to use the renovated bathroom. Address any deficiencies or deficiencies identified during the inspection process.

Step 13: Clean-Up and Handover
We will then organise to clean the renovated bathroom thoroughly, removing any construction debris or dust, ensuring all surfaces are polished and sanitised for your including providing you with instructions for proper care and maintenance of the newly renovated bathroom.

Renovating an existing bathroom in an apartment block in Bondi requires careful planning, coordination, and execution. Renovation expertise
Passion Built is renowned for our expertise in bespoke bathroom renovations. With a keen eye for detail and a commitment to excellence, the team at Passion Built team of contractors take a lot of pleasure taking on design challenges & using our creativity to solve renovation briefs. For this project our discerning client had recently purchased the apartment, envisioning a space that reflected their unique style and practical needs they were eager to create a home that resonated with warmth and sophistication, they entrusted Passion Built with the task of executing a full renovation encompassing the bathroom, powder room, and European style laundry.

Customised solutions
Passion Built approached the renovation with a focus on maximising space and incorporating thoughtful design elements. The team collaborated closely with the client to conceptualise a vision that seamlessly blends style with functionality. One of the interesting features of the renovation was the decision to forego a traditional glass partition for the walk in shower in favour of a custom privacy wall with a curved corner. The custom privacy wall, with its graceful curve, serves as a focal point, adding a touch of architectural interest to the space.

It imparts a sense of intimacy and warmth to the space, while in practical terms someone could have a shower in private while someone uses the vanity. To achieve this required the removal of the old combination bath and shower which was easily done. The new walk in shower used the same tap and drainage locations. The alternative to this execution could have been to install a see through or frosted custom made glass shower screen. This could have made the room feel larger vs the privacy wall and enabled more light to bounce around the room.

It’s an example of the choices you can make when renovating a bathroom & the possibilities available.

Complete bathroom renovations
As mentioned the renovation encompassed a full overhaul of each room, from floor to ceiling. In the bathroom and powder room, meticulous attention was paid to every detail, with custom-built niche walls concealing the toilet cisterns, ensuring a streamlined and sophisticated aesthetic.

Despite the intricacies involved, Passion Built successfully completed the renovation within a tight timeframe of four weeks. This timely delivery was facilitated by their meticulous planning process, which involved having all necessary materials onsite prior to commencing work. With a budget of 55,000, the project remained within the client’s financial parameters without compromising on quality or design.

Renovating a powder room in an apartment

Renovating a powder room is the same process as doing a main bathroom or ensuite. We can completely demolish the old room and then construct a new powder room that uses the same materials and styling of the main bathroom. It creates a cohesive, unified feeling within the property rather than having different rooms with different looks.

As you can see in the photos removing the coloured band of tiles and using a single colour on the walls can create a feeling of more space in the room.

Interior design ideas for a coastal bathroom renovation

If you are trying to create a sophisticated bathroom that has coastal charm then there are some simple design principles that can define the quintessential beach-inspired bathroom.

Coastal Colour Palette:
Start by infusing the space with a soothing colour palette inspired by the ocean, sand, and sky. Opt for serene shades of aqua, sea foam green, sandy beige, and crisp white to evoke the tranquility of the beach. These hues will create a serene backdrop that complements the coastal landscape while promoting a sense of calm and relaxation.

Natural Materials and Textures:
Incorporate natural materials and textures that reflect the coastal environment and bring a sense of warmth and authenticity to the space. Choose weathered wood finishes for vanities or cabinetry, textured stone tiles for flooring or feature walls, and woven rattan or bamboo accents for added depth and visual interest.

Seamless Indoor-Outdoor Connection:
Maximise the connection to the outdoors by integrating elements that blur the boundaries between inside and out. Consider installing large windows or glass doors to frame picturesque views of the beach or surrounding landscape. Create a seamless transition by using the same flooring material both indoors and out, extending the sense of space and openness.

Organic Shapes and Curves:
Embrace organic shapes and soft curves in your design to evoke the fluidity of ocean waves and coastal landscapes. Choose rounded mirrors, curved faucets, and sculptural lighting fixtures to add a sense of movement and harmony to the space. These organic elements will enhance the overall sense of tranquility and balance in the bathroom.

Coastal-Inspired Accents and Artwork:
Personalise the space with coastal-inspired accents and artwork that celebrate the beauty of the beach. Incorporate seashell motifs, driftwood sculptures, or framed prints of coastal landscapes to infuse the bathroom with a sense of seaside charm. These thoughtful touches will evoke fond memories of beachside escapes and add character to the space.

Luxurious Touches and Amenities:
Elevate the beachside bathroom experience with luxurious touches and amenities that enhance comfort and relaxation. Consider installing a freestanding soaking tub with ocean views, a spacious walk-in shower with rainfall shower head, or heated flooring for added warmth on cooler days. These indulgent features will transform the bathroom into a sanctuary of luxury and rejuvenation.

Designing a beachside bathroom in Bondi offers a unique opportunity to capture the essence of coastal living while indulging in sophisticated luxury. By incorporating a harmonious blend of soothing colours, natural materials, and coastal-inspired accents, you can create a space that embodies the timeless allure of the seaside. With careful attention to detail and a focus on creating a seamless indoor-outdoor connection, you can craft a beach-inspired retreat that exudes effortless elegance and understated charm.

Bathroom renovation interior design ideas

Sliding doors

When you are renovating a bathroom in an apartment you have to think about how space can best be used. One aspect that many people forget about is the entry door/s.

You have to allow for space for them to open into the room and this can take away the ability to use that area of the bathroom. For rooms that are smaller than 3m x 3m this can be a huge % of floor/wall space that can’t be used.

Unlike traditional swinging doors that require clearance space to open and close, sliding doors operate along a track, eliminating the need for swing space. This makes them ideal for rooms with limited square footage, as they maximise usable floor area.

In small apartments, every inch of space matters. Sliding doors allow for a more efficient traffic flow by eliminating potential obstructions caused by swinging doors. This ensures smooth movement between rooms and prevents congestion in narrow hallways or tight living areas.

Sliding doors can serve multiple purposes beyond room dividers. They can be used to conceal storage areas, create private alcoves, or partition off sections of a room for added versatility. This flexibility makes them a versatile solution for maximizing functionality in small living spaces.

timber vanity

Timber can be used in bathrooms to add warmth and character. If you have seen a few of our bathroom renovation before/after examples you will see just how good they can look in nearly any style of bathroom.

European laundry in an apartment

A European laundry, also known as a compact laundry or a laundry closet, refers to a space-efficient laundry setup typically found in European homes and apartments. Unlike traditional laundry rooms commonly found in larger homes, a European laundry is designed to maximise space in smaller living areas, such as apartments, condos, or smaller houses.

European laundries are designed to occupy minimal space, often integrated into smaller areas such as closets, hallways, or kitchen alcoves. This allows homeowners to make the most of limited square footage.

To optimize vertical space, European laundries often feature stacked washing machines and dryers. This arrangement helps to conserve floor space while still providing essential laundry facilities.

New bathroom designs
Building a new bathroom or renovating an old one in Bondi can definitely add value to your home, as long as the renovations are done properly and with the right materials. When considering a bathroom renovation, it’s important to ensure that you have all the necessary elements to make the space functional, including a shower, toilet, vanity and bathtub.

  • A shower is a must-have for most people, as it provides a convenient and efficient way to get clean. Make sure to choose a shower that is large enough for two people and has enough headroom, if needed.
  • Toilets are also important (no kidding right) and you should consider a model that is efficient, easy to clean and has a low profile to make the most of the space if there isn’t much room. Sometimes a concealed cistern system is a wise choice.
  • Vanity units are essential for storing bathroom essentials and can be used to add extra counter space, too. Choose a vanity that matches the style of the bathroom and has enough storage space.
  • Bathtubs can also add value to your home, especially if you have a larger family or enjoy relaxing in a warm bath. While they can take up a lot of space they are especially suited if the home needs to be used by a family with small children or it is placed in an ensuite to the main bedroom.

Choose your own materials
When renovating your  bathroom, it is important to choose high-quality materials that are durable and attractive. This includes tiles, taps, shower heads and other fixtures. We always recommend a fresh coat of paint to give the space a new look and feel. Additionally, consider incorporating energy-efficient and eco-friendly features into your bathroom renovation, such as low-flow toilets, shower heads and taps which can help reduce water and energy usage. These features not only help the environment, but can also lower your monthly bills.

Fixed price quotations
Regarding cost, bathroom renovations can range from a few thousand dollars for a basic renovation to tens of thousands for a complete overhaul. It is important to have a budget in mind and stick to it, so you don’t overspend. Renovating a bathroom in Bondi to include a shower, toilet, vanity and bathtub can add value to your home, as long as the renovations are done properly and with the right materials.

Adding a bathroom with a combined laundry to a home in Bondi can potentially add value to your home. However, the actual value added will depend on various factors such as the quality of the construction, the market demand in your area, and the overall appeal and functionality of the addition. Here are some considerations:

  • Increased Functionality: Adding a bathroom and a combined laundry to a garage can enhance the functionality of your home. This addition provides convenience and versatility, especially if there are no existing bathrooms or laundry facilities in the garage or nearby. It can be particularly attractive to potential buyers or renters who prioritise having these amenities readily available.
  • Additional Living Space: Converting a garage into a usable space with a bathroom and laundry can effectively increase the liveable square footage of your home. This can be advantageous when it comes to property valuation and appeal. However, it’s important to note that converting a garage may impact the availability of covered parking, which could be a factor for some buyers.
  • Market Demand: The demand for properties with additional bathrooms and laundry facilities can vary depending on the specific market conditions in your area. Research the local real estate market and consult with real estate professionals to understand the preferences and expectations of potential buyers or renters. Consider whether the addition aligns with the needs and desires of the target market.
  • Quality and Design: The quality of the construction, finishes, and overall design of the added bathroom and laundry will significantly impact its value. Ensure that the space is well-designed, functional, and visually appealing. Using high-quality materials and fixtures will also contribute to the perceived value of the addition.
  • Cost vs. Value: Consider the cost of the addition relative to the potential increase in property value. Evaluate whether the expenses involved in construction, permits, and any necessary modifications are justified by the potential return on investment. It’s advisable to get estimates from reputable contractors and compare them with the estimated increase in home value to make an informed decision.

Remember that adding value to a home is not solely dependent on a single renovation project. It’s essential to consider the overall condition of the property, its location, and other factors that influence market value. Conduct thorough research, consult with professionals, and weigh the costs and potential benefits to make an informed decision about renovating your bathroom in Bondi.
