The renovation requirements
Our client owned a studio apartment in Wooloomooloo that had been built in the 1980’s. So it was in good condition, the kitchen, bathroom and laundry all functioned, but the apartment felt old fashioned and a bit tired. The simple white colour palette felt a little cold and not very inviting. So to increase the weekly rental price our client wanted to completely renovate the bathroom, laundry, kitchen and living areas. The scope for the renovation was to use the existing locations for things like plumbing, electrical wiring, doors and windows but renovate the existing rooms to make them feel fresh and modern.

Making an apartment feel more modern
Whether you live in an apartment that you own or you are a landlord that rents one to tenants, the easiest way to make an old apartment in Wooloomooloo feel more modern is to replace the old carpet, paint the walls and maybe even change the door handles and knobs in the kitchen or bathroom. A simple makeover like this can be the simplest step to creating a modern look and feel.

Although the more impactful way is to do a complete renovation on an apartment so that you can use modern materials, the latest design features or fittings like taps, electrical appliances or lighting. So for this apartment we renovated the kitchen, living, bathroom and laundry so that every inch of the space felt modern, unified and consistent.

Renovating an apartment to increase rental returns

With the focus on the client’s goal of enhancing rental potential, this comprehensive overhaul had to address various aspects of the space to optimise functionality and aesthetics;

  • The primary challenge involved creating a larger kitchen area without compromising on available space. Passion Built ingeniously tackled this by introducing a walk-in pantry and repositioning the fridge, effectively maximising storage capacity and streamlining the kitchen layout.
  • Additionally, the scope of work extended to encompass bathroom and laundry renovations using the existing placement of toilet, vanity, shower and taps so that the existing plumbing and drainage would be used.
  • New carpeting and a fresh coat of paint throughout the apartment.

What sets this renovation apart are the distinctive features incorporated by Passion Built. The kitchen boasts a striking New York Pallazzo Stone splash back which adds a touch of urban sophistication to the space. LED under-bench lighting enhances both ambiance and functionality, providing a modern and efficient lighting solution which creates a nice mood for the living area.

Despite a minor delay attributed to design alterations mid-project, the renovation was completed within a commendable timeframe of five weeks. The project was executed with meticulous attention to detail, ensuring the highest standard of workmanship while adhering to the allocated budget of AUD$70,000.

Notable product selections include ABI Tapware which is renowned for its quality and durability as well as exquisite New York Palazzo stone, which adds a luxurious element to the overall design aesthetic.

Passion Built’s renovation of this studio apartment in Woolloomooloo exemplifies our commitment to delivering innovative and tailored solutions that exceed client expectations in many cases. Through strategic planning, expert craftsmanship, and attention to detail, we have successfully renovated another apartment in Sydney space into a contemporary and inviting living environment. It is now poised to attract discerning tenants seeking style and functionality in equal measure who will be happy to pay above average weekly rental given most other apartments in the block are very dated and old fashioned.

Renovating an existing bathroom in an apartment

Renovating an existing bathroom in an apartment block in Sydney requires good planning, adherence to building regulations and effective communication with stakeholders. Believe it or not, once you start talking to different bathroom renovation contractors in Sydney you’ll discover that not all of them have experience working in apartment blocks and most of their renovation work is done in free standing homes.

Why does this matter?

Well the biggest thing to consider is that an apartment block by its nature means anything that is being renovated in the bathroom means you are working with shared walls, floors, ceilings, plumbing and sewer lines. It means a single mistake can cause all kinds of problems with neighbouring apartments very quickly.

Also depending how extensive the renovation is, you may even need to get approvals before work can commence. Read our advice about getting approval to renovate in an apartment here. It is really important to check whether they have lots of previous completed projects with testimonials or reviews from clients to know if they are able to deal with working in such an unusual site.

Apartment bathroom renovations require different skills to be able work in such tight confines with the added issue of getting materials or debris up/down stairs and/or elevators without disturbing other people living in the block. Wooloomooloo is an area that has quite a dense population so most properties are units or apartments.

Here is an outline of what is needed when renovating a bathroom in an apartment block to ensure a successful outcome while navigating the unique challenges of this type of structure;

Step 1: Initial Assessment, Planning and Quotations
Before commencing any renovation work, conduct a thorough assessment of the existing bathroom. Evaluate the condition of fixtures, plumbing, electrical systems, and structural elements. Consider the layout, functionality, and aesthetic preferences that you have so that you can use this information to brief anyone that you ask to quote on the job.

You have to give every renovation contractor the same list of requirements otherwise their quotations will vary greatly & then it becomes hard to compare which one to choose. Create a very simple list that makes it easy to compare what each renovation contractor is offering and make sure to ask if the person you are speaking to will be doing the work or if they are using sub contracted tradespeople.

Step 2: Obtain Necessary Approvals
In Sydney, apartment renovations typically require approval from the body corporate or owners’ corporation. Obtain all necessary permits and permissions before proceeding with the renovation. Consult with the building manager or strata manager to understand any specific regulations or requirements. You can’t start a renovation in an apartment block without this. Yes you can do things like paint a wall, change cupboard doors or light fixtures, but most things beyond those simple makeover tasks will require some form of consent.

Step 3: Design and Concept Development
Collaborate with the renovation contractor or interior designer to develop a design concept that aligns with your vision and budget. Consider factors such as space constraints, storage needs, and accessibility requirements. Explore different layout options, fixture selections, and material choices to achieve the desired outcome you are looking for. To save money use existing locations for power points, taps, lighting etc.

Step 4: Engage Qualified Professionals
Hire licensed and experienced professionals for a renovation project. This may include architects, interior designers, plumbers, electricians, and builders. Ensure all contractors are familiar with local building codes and regulations, as well as having current licenses that are up to date, insurance etc.

Step 5: Preparatory Work
Prepare the apartment for renovation by clearing the space and protecting surrounding areas from dust and debris. Disconnect utilities such as water, electricity, and gas as necessary. Install temporary facilities if needed to minimise disruption for other residents.

Step 6: Demolition and Removal
Carefully dismantle existing fixtures, tiles, and fittings, taking care to minimise damage to surrounding surfaces. Normally you would engage your renovation contractor to complete this step rather than doing it yourself. It’s important that the debris is disposed responsibly and in accordance with local regulations.

Step 7: Plumbing and Electrical
Assess the condition of existing plumbing and electrical systems. Upgrade or replace fixtures, pipes, and wiring as needed to meet current standards and codes. While it isn’t common, sometimes in old apartment blocks you might need to have new drainage, water supply lines, lighting, and power outlets installed that are up to current standards.

Step 8: Structural Modifications
If the renovation involves structural changes, such as relocating walls or windows, you have no choice but to engage qualified professionals to ensure structural integrity and compliance with building codes. Obtain necessary approvals and permits for structural alterations and if this is going to be something done inside an apartment block be prepared for it to take longer & be more complex to get approved compared to a free standing house. If you live in the penthouse with no shared walls and nobody above you then it could be easier compared to renovating an apartment on the 2nd floor of a 30 storey apartment block with the desire to move a wall.

Step 9: Installation of Tiling, Waterproofing, Fixtures and Fittings
Assuming everything has been approved, demolition didn’t throw up any surprises then waterproofing, tiling and installing new fixtures, fittings, and cabinetry according to the approved design plan can commence. This may include sinks, toilets, showers, bathtubs, vanities, mirrors, and storage units.

Step 11: Testing and Inspection

Conduct thorough testing of all plumbing and electrical systems to ensure proper functionality and safety. We will then perform leak tests, pressure tests, and electrical inspections as required by local regulations. We will also rectify any issues promptly to avoid delays or complications with handing over the bathroom for use.

Step 12: Final Inspection and Approval
Once all work is completed, schedule a final inspection with relevant authorities or building inspectors. Obtain approval and sign-off on the renovation project before allowing residents to use the renovated bathroom. Address any deficiencies or deficiencies identified during the inspection process.

Step 13: Clean-Up and Handover
We will then organise to clean the renovated bathroom thoroughly, removing any construction debris or dust, ensuring all surfaces are polished and sanitised for your including providing you with instructions for proper care and maintenance of the newly renovated bathroom.

Renovating an existing bathroom in an apartment block in Sydney requires careful planning, coordination, and execution. Passion Built can help you with these planning steps so that you know you are working with qualified professionals. As an apartment owner you can achieve your desired renovation outcome while ensuring compliance with building regulations and maintaining the integrity of the building structure.

Renovating a kitchen and bathroom in an apartment at the same time

For this studio apartment the owner wanted to renovate the bathroom, kitchen, laundry & living area so instead of doing it at separate times, they chose to get it all done at the same time. The benefits of renovating the whole apartment at one time include;

  • Cost efficiency as multiple tasks can be completed while tradespeople are on site at the same time, it eliminates the need for multiple trips or specific labour cost allocation for additional time needed. Other cost efficiencies can be due to the bulk delivery of materials that are used in all the rooms as well as bulk purchasing of materials because more is needed.
  • Styling consistency is achieved because the same tiling, cupboards, paint or lighting can be purchased and installed together. It eliminates any differences between batches of tile production runs, not able to source the same light fitting, or even slight variances in paint colour mixing. The whole interior design can be done in harmony so that is all matches uniformly.
  • Doing all the renovating at one time can help to keep the neighbours happy in the sense that the job is done in one period of time versus doing separate large projects. It also means you go through one round of getting Strata approval vs doing it separately for each major renovation.
  • If you renovate the whole property you create something that will have higher perceived value as every room will look and feel brand new. Look at the photos below compare  the renovated bathroom by itself vs the old kitchen, it feels like two different apartments and wouldn’t deliver the same outcomes. So while the overall cost is higher the long term benefits are better.

Creating more space for a kitchen in an apartment without moving the walls

When we get asked to do renovations in Apartments in Sydney we have to come up with some creative solutions to everyday problems. The renovation brief that we were given needed to provide space for a full size fridge, more preparation bench area and more storage – but without moving any existing walls.

The old apartment had a basic bar fridge so fitting a full height 200 – 300 litre fridge in the area would not leave enough room for sink, stove and bench area. So our solution was to build a custom made walk in pantry by building a false wall that would also incorporate a full size free standing fridge.

We then extended the kitchen cabinetry along the wall to create more workspace. The combination of these renovation elements created a streamlined, modern, look to the apartment while also providing more practical storage space in a small studio.

Bathroom renovation interior design ideas

textured benchtops

Most renovations will have a plain benchtop in a single colour. A textured benchtop for a bathroom or kitchen can add a visual element to the room that adds to the feeling of luxury.

Custom designed vanity

A custom-designed vanity can be a fantastic idea for your bathroom, especially if you want a unique and tailored solution that perfectly fits your needs and preferences. Custom vanities allow you to personalise every aspect of the design, from the size and layout to the materials, finishes, and hardware. This level of customization ensures that your vanity complements your bathroom’s style and meets your specific storage and functionality requirements.

A custom-designed vanity can be tailored to the available space in your bathroom. This means you can maximise storage and countertop space while ensuring it fits seamlessly into the room’s layout, whether your bathroom is small or has unique dimensions.

You have complete control over the style and aesthetics of a custom vanity. You can choose the type of wood, stone, or other materials, as well as the finish and colour, to match your bathroom’s overall design scheme. This allows you to create a focal point or a cohesive look in your bathroom.

Creating more usable space with false walls

In most apartments it is difficult to remove or adjust walls because of the shared loads & adjacent properties. By creating a false wall or divider you can create new spaces within an existing apartment that can be used for storage, to conceal a laundry and more.

Laundry renovations that match the kitchen & bathroom

If you renovate an apartment you can have the styling of your laundry match the kitchen and bathroom by having it renovated at the same time.

The same floor and wall tiles can be used, similar cabinets, door handles, light switches and ceiling lights. This approach creates a harmonious space where you feel like you are living in ‘one’ place, not different ones with different interior designs.

New bathroom designs
Building a new bathroom or renovating an old one in Wooloomooloo can definitely add value to your home, as long as the renovations are done properly and with the right materials. When considering a bathroom renovation, it’s important to ensure that you have all the necessary elements to make the space functional, including a shower, toilet, vanity and bathtub.

  • A shower is a must-have for most people, as it provides a convenient and efficient way to get clean. Make sure to choose a shower that is large enough for two people and has enough headroom, if needed.
  • Toilets are also important (no kidding right) and you should consider a model that is efficient, easy to clean and has a low profile to make the most of the space if there isn’t much room. Sometimes a concealed cistern system is a wise choice.
  • Vanity units are essential for storing bathroom essentials and can be used to add extra counter space, too. Choose a vanity that matches the style of the bathroom and has enough storage space.
  • Bathtubs can also add value to your home, especially if you have a larger family or enjoy relaxing in a warm bath. While they can take up a lot of space they are especially suited if the home needs to be used by a family with small children or it is placed in an ensuite to the main bedroom.

Choose your own materials
When renovating your  bathroom, it is important to choose high-quality materials that are durable and attractive. This includes tiles, taps, shower heads and other fixtures. We always recommend a fresh coat of paint to give the space a new look and feel. Additionally, consider incorporating energy-efficient and eco-friendly features into your bathroom renovation, such as low-flow toilets, shower heads and taps which can help reduce water and energy usage. These features not only help the environment, but can also lower your monthly bills.

Fixed price quotations
Regarding cost, bathroom renovations can range from a few thousand dollars for a basic renovation to tens of thousands for a complete overhaul. It is important to have a budget in mind and stick to it, so you don’t overspend. Renovating a bathroom in Wooloomooloo to include a shower, toilet, vanity and bathtub can add value to your home, as long as the renovations are done properly and with the right materials.

Adding a bathroom with a combined laundry to a home in Wooloomooloo can potentially add value to your home. However, the actual value added will depend on various factors such as the quality of the construction, the market demand in your area, and the overall appeal and functionality of the addition. Here are some considerations:

  • Increased Functionality: Adding a bathroom and a combined laundry to a garage can enhance the functionality of your home. This addition provides convenience and versatility, especially if there are no existing bathrooms or laundry facilities in the garage or nearby. It can be particularly attractive to potential buyers or renters who prioritise having these amenities readily available.
  • Additional Living Space: Converting a garage into a usable space with a bathroom and laundry can effectively increase the liveable square footage of your home. This can be advantageous when it comes to property valuation and appeal. However, it’s important to note that converting a garage may impact the availability of covered parking, which could be a factor for some buyers.
  • Market Demand: The demand for properties with additional bathrooms and laundry facilities can vary depending on the specific market conditions in your area. Research the local real estate market and consult with real estate professionals to understand the preferences and expectations of potential buyers or renters. Consider whether the addition aligns with the needs and desires of the target market.
  • Quality and Design: The quality of the construction, finishes, and overall design of the added bathroom and laundry will significantly impact its value. Ensure that the space is well-designed, functional, and visually appealing. Using high-quality materials and fixtures will also contribute to the perceived value of the addition.
  • Cost vs. Value: Consider the cost of the addition relative to the potential increase in property value. Evaluate whether the expenses involved in construction, permits, and any necessary modifications are justified by the potential return on investment. It’s advisable to get estimates from reputable contractors and compare them with the estimated increase in home value to make an informed decision.

Remember that adding value to a home is not solely dependent on a single renovation project. It’s essential to consider the overall condition of the property, its location, and other factors that influence market value. Conduct thorough research, consult with professionals, and weigh the costs and potential benefits to make an informed decision about renovating your bathroom in Wooloomooloo.
