Building a new bathroom in STANMORE, Sydney

The owner of this home wanted to get a combined bathroom laundry renovation completed in their house in Stanmore. The home had three separate levels and they wanted to use the available space in the middle level bathroom to add a laundry as this was the level that was most ‘lived in’ day in day out.

This renovation was a comprehensive endeavour, encompassing a complete redesign of the existing layout. Our team tackled the intricate task of altering the plumbing configuration, ingeniously combining the bathroom and laundry area into a cohesive, functional space. This integration not only maximised the use of space but also enhanced the overall utility and aesthetic appeal of the area.

At the heart of our design process was the implementation of custom design solutions, tailored to meet the specific needs and preferences of our clients. Utilising state-of-the-art 3D virtual reality planning, we were able to bring the client’s vision to life, allowing them to visualise and fine-tune every aspect of the project before the commencement of physical work. This innovative approach ensured a seamless alignment of expectations and final outcomes.

A standout feature of this renovation is the unique breeze block dividing wall, which adds a touch of architectural elegance while maintaining an airy, open feel. Complementing this is the classic subway wall tiling, which infuses a timeless charm into the space.

At Passion Built we are proud to have delivered a project that not only meets our high standards of craftsmanship but also reflects the individuality and lifestyle of our clients. This bathroom transformation is a shining example of how we blend functionality, style, and innovation to create spaces that are both beautiful and practical.

Adding a laundry to an existing bathroom or combining separate bathroom and laundry rooms is a very common renovation choice that home owners make in Sydney. As you can see in the photos there was plenty of space available to achieve this.

One way to create space for laundry is to remove something from your old bathroom, as you’ll see in the information below we pulled out the old bath tub so the space could be used for a larger timber vanity, dividing wall and space for a laundry bench, sink and washing machine.

To achieve all of this required a renovation scope of work that included;

– demolition of the old bathroom in Stanmore.

– changing the drainage and plumbing layout to allow for the water services and extra drainage needed for the washing machine and sink.

– preparing the walls and floors with new waterproofing

– new tiling

– installation of all the taps, fixtures and fittings.

This took 28 days to complete from the time of the design layout confirmation to handover of the new bathroom. Most of the products included ABI Tapware, custom joinery and a unique installation of breeze blocks to create a dividing wall. They chose a really nice green feature tile that was laid in a subway pattern to give the room a splash of colour and interest.

All up the labour component cost $25,000 to have this full bathroom design, demolition and renovation completed in Stanmore.

BATHROOM WITH LAUNDRY LAYOUT IDEA

As mentioned above, Passion Built‘s renovation scope of work included everything from demolition through to construction and final fit off for this bathroom renovation in Stanmore.

What made this renovation even easier for our company to complete was the use of our 3D visual design plan that was used together with the home owner to plan the new bathroom design.

Rather than draw on a piece of paper we use 3D virtual reality software to mock up the bathroom using real world measurements taking from our site visit. It means we can play around with layout ideas, colours and even product orientation to figure out what will be required for the renovation itself.

It means we can create multiple layouts for any home owner to consider when they are doing a bathroom renovation but not sure what may or may not work well. The virtual 3D design lets you move around the room, zoom in and out and see how the space will look with the colours, products and layout you are thinking of.

This technological approach offers numerous advantages over traditional methods like paper or hand sketches;

Enhanced Visualisation and Accuracy
The most immediate benefit of 3D virtual design is its ability to transform abstract ideas into tangible visuals. Unlike paper sketches, which rely on the interpretive skills of both the homeowner and the contractor, 3D designs offer a precise and detailed view of the proposed renovation. This clarity is crucial in a complex environment like a bathroom, where spatial considerations, colour schemes, and fixtures must interplay harmoniously.

Informed Decision Making
Decision-making is greatly facilitated by the realism of 3D models. Homeowners can explore different materials, colours, and layouts in a virtual setting, allowing them to make informed choices without the guesswork associated with traditional sketches. This level of detail ensures that the final design aligns closely with the homeowner’s vision and functional needs.

Streamlined Communication
Communication between the homeowner and the contractor is streamlined through the use of 3D virtual designs. These models serve as a shared language, reducing misunderstandings and misinterpretations. By presenting a clear and mutual vision of the project, 3D designs foster a collaborative environment, leading to a more efficient and satisfying renovation process.

Cost-Effective Planning
3D virtual design also contributes to cost-effectiveness. By identifying potential design issues and spatial conflicts before construction begins, costly mid-renovation changes are minimised. This foresight in planning can lead to significant savings, both in terms of time and money.

Enhanced Flexibility and Creativity
The flexibility offered by 3D virtual design software encourages creativity. Homeowners are not limited to the constraints of paper sketches; they can experiment with unconventional layouts, unique materials, and innovative lighting solutions. This freedom to explore different options can lead to more personalised and creative bathroom designs.

Realistic Expectation Setting
Finally, 3D virtual designs help in setting realistic expectations. By providing a life-like representation of the final outcome, homeowners can adjust their expectations accordingly. This realism helps in mitigating any disappointments that might arise from a mismatch between the envisioned and the actual result.

Engaging a bathroom renovation contractor in Sydney who offers 3D virtual design services is a wise decision. This approach enhances visualisation, improves decision-making, streamlines communication, is cost-effective, encourages creativity, and sets realistic expectations.

Small bathroom layout idea THAT INCLUDES A LAUNDRY

Coming up with small bathroom layout ideas can be pretty easy if you use an interior designer, do things yourself using bathroom planning software or let us help you with our 3D virtual reality design software

For a lot of renovation projects we might draw up a simple plan  that we work towards, this will have tolerances to move or adjust things as needed and we’ll also check that everything will physically fit into the room as well.

For this home the layout ideas were relatively simple because the toilet, shower and vanity were remaining in the same locations. We had to remove the bath & then use that wall space to install a new vanity, mirror, wall divider, small bench area, slimline sink and washing machine.

This simple layout idea for a small bathroom sacrifices the bath tub in exchange for having a space to do the laundry to make it a combined bathroom / laundry area. With the bath tub getting little use and just taking up space it made a lot of sense to convert this into a combined bathroom with laundry.

Changing the plumbing layout of a bathroom

Nearly every modern home is built on a concrete slab so that it can withstand the weight of the constructed building. By cutting into the concrete slab using a licensed plumber you can then tap into the existing plumbing lines, then add connections or run extra lines to reach the locations needed for the new placement of the toilet, taps, drains, washing machine or new bath.

Once all the new plumbing lines are in place the floor can be repaired using new concrete to retain the strength of the floor. When the concrete has had time to cure, then a screed as well as waterproofing can be installed so the room is ready to receive new floor and wall tiling.

For some homes we might not need to change anything in the concrete slab and can adjust plumbing that is in the wall or beneath the timber floor boards – a lot depends on the type of property and its age.

For any bathroom renovation scenario that may involve making adjustments to your plumbing it is crucial to follow these steps;

  • Professional Assessment: It’s crucial to have a professional plumber or engineer assess the feasibility and structural implications of cutting into the concrete slab. They will evaluate the existing plumbing layout, the load-bearing capacity of the slab, and any potential risks or complications involved in the process.

  • Structural Integrity: Cutting into a concrete slab can affect the structural integrity of the building. Ensure that the load-bearing capacity of the slab will not be compromised by the addition of sewage lines or plumbing access. A structural engineer may be required to assess and provide guidance on reinforcing the slab, if necessary.

  • Location and Layout: Consider the optimal location for the new sewage lines or plumbing access. Assess the proximity to existing sewer lines, drainage systems, and water supply lines. Plan the layout carefully to minimise the need for additional cuts and ensure efficient flow.

  • Utility Identification: Before cutting into the concrete slab, it’s essential to identify the location of any existing utility lines such as electrical, gas, or water lines. Contact the relevant utility companies in Sydney to mark these lines to prevent accidental damage during the cutting process.

  • Noise and Dust Control: Cutting into concrete generates a significant amount of noise and dust. Take appropriate measures to control the noise levels and minimise dust spread, ensuring the safety and comfort of residents or occupants nearby.

  • Waterproofing and Sealing: When cutting into a concrete slab for sewage lines or plumbing access, it’s crucial to properly seal and waterproof the newly created openings to prevent leaks and potential water damage.

  • Professional Expertise: Given the complexity and potential risks involved, it’s strongly recommended to hire experienced professionals, such as plumbers and concrete cutting specialists, who have the expertise, equipment, and knowledge to perform the job safely and efficiently.

Remember that specific requirements and considerations may vary depending on the unique characteristics of your property, local regulations, and the advice of professionals familiar with your specific situation. Consulting with local experts will ensure that you follow the appropriate procedures and adhere to any specific guidelines in Sydney.

Bathroom renovating ideas in Stanmore

Adding a laundry to a bathroom

The concept of integrating a laundry area into a bathroom has gained considerable traction among Sydney homeowners in 2023. This trend is driven by several factors that resonate with the contemporary lifestyle, spatial constraints, and functional needs of residents in this bustling city, this is why this integration is a smart choice:

1. Efficient Use of Limited Space
In Sydney, as in many urban areas, space is at a premium. Homes, particularly apartments and townhouses, often have limited square footage. Combining a laundry area with a bathroom is an ingenious way to maximise the use of available space. It eliminates the need for a separate laundry room, which is often a luxury in compact living environments.

2. Cost-Effectiveness
Integrating laundry facilities into a bathroom can be more cost-effective than maintaining separate spaces. It allows for the shared use of plumbing and electrical connections, reducing installation and maintenance costs. Moreover, this consolidation can lead to savings in utilities, as the combined area may be more energy-efficient.

3. Convenience and Accessibility
Having a laundry in the bathroom adds a level of convenience for homeowners. It centralises household chores, making it easier to manage tasks like washing, drying, and folding clothes in one area. This is particularly beneficial for busy professionals or families with children, where time management is crucial.

4. Modern Living Trends

The integration reflects modern living trends that prioritize functionality and minimalism. In 2023, there is a growing preference for homes that are not only aesthetically pleasing but also practical and easy to maintain. Combining a laundry with a bathroom aligns with this philosophy, offering a streamlined and clutter-free living space.

Using breeze blocks as a wall divider

Using breeze blocks for your interior design ,also known as architectural screen blocks, have witnessed a resurgence in interior design, offering a blend of aesthetic appeal and practicality.

Originally popular in mid-century architecture, these decorative concrete blocks are now used in various contemporary design contexts.

1. Aesthetic Appeal

Breeze blocks offer a unique and striking visual element. Their geometric patterns and designs add a distinctive architectural interest to any space. Available in a range of styles, from retro to modern, they can complement various design themes, adding character and texture to interiors.

2. Natural Light and Ventilation

One of the key functional benefits of breeze blocks is their ability to allow natural light and air to flow through while still providing a degree of separation or privacy. This feature is particularly valuable in creating semi-open spaces within interiors or in areas where maintaining airflow is essential, such as in kitchens or bathrooms.

3. Privacy and Partitioning

Breeze blocks serve as an effective means of creating partitions within spaces without the heaviness or opaqueness of a solid wall. They offer a balance between openness and privacy, making them ideal for dividing areas in a home or commercial space while maintaining a sense of connectivity and openness.

4. Durability and Low Maintenance

Being made of concrete, breeze blocks are durable and require minimal maintenance. They are resistant to moisture, pests, and fire, making them a practical choice for long-term use in various interior settings.

Louvred windows

Louvered windows, with their adjustable slats, offer a range of benefits that make them particularly well-suited for bathroom environments.

The primary advantage of louvred windows is their ability to provide excellent ventilation. The adjustable slats can be angled to control the amount and direction of airflow, which is crucial in a bathroom where moisture and humidity are common.

By improving air circulation, louvred windows help to reduce moisture buildup, thereby limiting the growth of mould and mildew, which are common problems in bathrooms.

Louvered windows allow natural light to enter the bathroom while maintaining privacy, a key consideration in bathroom design. The slats can be adjusted to let light in without compromising the privacy of the space.

Changing the plumbing layout

By moving your plumbing connections to different locations in the bathroom you can reconfigure how it is layed out. It means you can move your toilet, shower, vanity or bath to be orientated in a different way and create a new design.

Subway tiling

While most bathrooms will use traditional square or rectangular large format tiles, yon can opt to use smaller tiles that are placed in what is called a ‘subway’ format. Subway tiles, characterised by their rectangular shape and glossy finish, have become a staple in bathroom interior design. Originating from the early 20th century New York City subway stations, these tiles have transcended their initial utilitarian purpose to become a beloved design element in homes. Here’s why subway tiles are a particularly appealing choice for bathroom interiors:

  • Subway tiles offer a classic, timeless aesthetic that can complement a wide range of design styles, from traditional to modern.
  • Their simple, clean lines can blend seamlessly with various bathroom decors, ensuring that they remain stylish even as trends change.
  • The reflective surface of glazed subway tiles can help to bounce light around the room, creating an illusion of more space – a valuable trait in smaller bathrooms.
  • The horizontal layout of these tiles can visually widen a space, while a vertical arrangement can make a bathroom appear taller.

Using timber in a bathroom

Moving the laundry into the garage can create more space inside the home but also make it easier to do the washing because it is close distance to the clothes line. Adding cupboards and space to have a washing machine or dryer can be relatively easy to achieve.

Building a new bathroom or renovating an old one in Stanmore can definitely add value to your home, as long as the renovations are done properly and with the right materials. When considering a bathroom renovation, it’s important to ensure that you have all the necessary elements to make the space functional, including a shower, toilet, vanity and bathtub.

  • A shower is a must-have for most people, as it provides a convenient and efficient way to get clean. Make sure to choose a shower that is large enough for two people and has enough headroom, if needed.

  • Toilets are also important (no kidding right) and you should consider a model that is efficient, easy to clean and has a low profile to make the most of the space if there isn’t much room. Sometimes a concealed cistern system is a wise choice.

  • Vanity units are essential for storing bathroom essentials and can be used to add extra counter space, too. Choose a vanity that matches the style of the bathroom and has enough storage space.

  • Bathtubs can also add value to your home, especially if you have a larger family or enjoy relaxing in a warm bath. While they can take up a lot of space they are especially suited if the home needs to be used by a family with small children or it is placed in an ensuite to the main bedroom.

When renovating your  bathroom, it is important to choose high-quality materials that are durable and attractive. This includes tiles, taps, shower heads and other fixtures. We always recommend a fresh coat of paint to give the space a new look and feel. Additionally, consider incorporating energy-efficient and eco-friendly features into your bathroom renovation, such as low-flow toilets, shower heads and taps which can help reduce water and energy usage. These features not only help the environment, but can also lower your monthly bills.

In terms of cost, bathroom renovations can range from a few thousand dollars for a basic renovation to tens of thousands for a complete overhaul. It is important to have a budget in mind and stick to it, so you don’t overspend. Renovating a bathroom in Stanmore to include a shower, toilet, vanity and bathtub can add value to your home, as long as the renovations are done properly and with the right materials.

Adding a bathroom with a combined laundry in Stanmore can potentially add value to your home. However, the actual value added will depend on various factors such as the quality of the construction, the market demand in your area, and the overall appeal and functionality of the addition. Here are some considerations:

  • Increased Functionality: Adding a bathroom and a combined laundry to a garage can enhance the functionality of your home. This addition provides convenience and versatility, especially if there are no existing bathrooms or laundry facilities in the garage or nearby. It can be particularly attractive to potential buyers or renters who prioritise having these amenities readily available.

  • Additional Living Space: Converting a garage into a usable space with a bathroom and laundry can effectively increase the liveable square footage of your home. This can be advantageous when it comes to property valuation and appeal. However, it’s important to note that converting a garage may impact the availability of covered parking, which could be a factor for some buyers.

  • Market Demand: The demand for properties with additional bathrooms and laundry facilities can vary depending on the specific market conditions in your area. Research the local real estate market and consult with real estate professionals to understand the preferences and expectations of potential buyers or renters. Consider whether the addition aligns with the needs and desires of the target market.

  • Quality and Design: The quality of the construction, finishes, and overall design of the added bathroom and laundry will significantly impact its value. Ensure that the space is well-designed, functional, and visually appealing. Using high-quality materials and fixtures will also contribute to the perceived value of the addition.

  • Cost vs. Value: Consider the cost of the addition relative to the potential increase in property value. Evaluate whether the expenses involved in construction, permits, and any necessary modifications are justified by the potential return on investment. It’s advisable to get estimates from reputable contractors and compare them with the estimated increase in home value to make an informed decision.

Remember that adding value to a home is not solely dependent on a single renovation project. It’s essential to consider the overall condition of the property, its location, and other factors that influence market value. Conduct thorough research, consult with professionals, and weigh the costs and potential benefits to make an informed decision about renovating your bathroom in Stanmore.
