We had a great experience with Dylan, Ben, Giselle and the rest of the team, and we couldn’t be happier with how the bathroom turned out. Nothing was ever a big deal, and the team promptly answered all questions.
Renovate a bathroom that has water damage from failed waterproofing in Sydney
Passion Built is a bathroom renovations company in Sydney that can renovate any type of bathroom in a house, apartment, townhouses, granny flats or commercial site. The owners of this home in Sydney were trying to manage a major water damage problem in their bathroom and adjoining laundry. The waterproofing had failed in both of these wet room areas of the home which led to the floor joists rotting and major damage created to the timber floor boards as well, so the floor was moving while also being dangerous to walk on.
They did consider getting the failed waterproofing repaired but considering the extent of the damage it was considered smarter and safer to completely renovate the bathroom.
Our bathroom renovation contractors deal with failed waterproofing quite regularly in old homes in Sydney that are built using brick footings and timber floorboards. If the timber gets damaged due to age or even moisture under the house, over time, the boards move and lead to the waterproofing to fail. Water then slowly leaks into the subfloor which leads to even further damage occurring. This can be happening over a period of many, many years and not really noticed by occupants, in absolute worse case situations the floor will fail completely, luckily this didn’t happen at this site.
As licensed builders and renovators we are able to completely demolish the old bathroom including the removal of the old flooring before re-instating it to then construct the new bathroom.
After our initial site inspections and quotation our first task was to demolish the old room and see the actual extent of the damage.
The renovating work required
Being an old home built on brick footings with timber floorboards we had to remove all the existing tiling, wall sheeting, waterproofing and subfloor to then expose the beams and replace them as well before building the new bathroom.
The steps our contractors took
A complete bathroom renovation that involves removing failed waterproofing and addressing structural damage requires a comprehensive scope of work to ensure compliance with Australian building codes and deliver a long-lasting, high-quality result.
The process begins with the careful demolition of existing bathroom elements, including wall and floor tiles, fixtures, and cabinetry. Special attention is given to identifying and safely removing any compromised waterproofing layers, which are often the primary cause of leaks and moisture damage.
Once demolition is complete, a thorough assessment of the subfloor is conducted. Any damaged or rotting floorboards and joists are removed and replaced with new, structurally sound materials to restore stability and prevent future deterioration. If necessary, additional structural reinforcements are installed to ensure the integrity of the flooring system.
Following structural repairs, the plumbing and electrical systems are inspected and adjusted to accommodate the new bathroom layout. This may involve repositioning water supply lines, upgrading drainage systems, and installing modern electrical fittings in compliance with Australian Standards such as AS/NZS 3500 for plumbing and drainage.
The next critical step is the application of new waterproofing in accordance with AS 3740, ensuring all wet areas are fully protected from moisture ingress. This includes sealing all wall and floor junctions, installing appropriate drainage systems, and allowing for adequate curing times to achieve a durable and effective waterproof membrane.
Once waterproofing is completed and tested for leaks, tiling is carried out using high-quality adhesives and grout to create a durable and visually appealing finish. After tiling, fixtures such as the toilet, vanity, shower, and bathtub are installed, followed by final plumbing and electrical connections.
Once our contractors have completed those tasks we conclude the renovation with detailed finishing touches, including painting, caulking, and the installation of accessories such as mirrors, towel rails, and lighting. A final inspection ensures the bathroom meets all regulatory requirements and quality standards before being handed over to the home owner.
Renovating a bathroom in Sydney to change the layout
Planning
If you are thinking about renovating your bathroom, one of the clever decisions you can make is to make sure your bathroom renovations company has experience with designing a layout.
You can start with a piece of paper and some dimensions, then we can use our bathroom design software to create a 2D site plan which can be converted into a 3D virtual model. We can place doors, windows, vanity, shower, toilet or bath into a room to see how it will all fit. It means you can visualise different layouts or even bathroom styles before committing to renovating.
This process is particularly crucial in bathrooms, where the arrangement of fixtures and fittings can significantly impact usability. An experienced bathroom renovator in Sydney will consider ergonomics and flow, ensuring that the layout promotes ease of movement and access. This expertise can prevent common pitfalls such as cramped conditions or placing items in the room that might look ‘pretty’ but not be very usable day to day.
Another critical aspect is the adherence to building codes and regulations. Bathrooms must comply with various standards concerning plumbing, electrical work, ventilation, and safety. Our renovations team is well-versed with these regulations and can ensure that the renovation meets all legal requirements.
Layout changes
This bathroom was quite small and had a very old vanity with tiling that felt very dated and old fashioned. The owners decided to change the floor layout of the bathroom, made easier because we were removing the damaged floor boards so there was very easy access to the sewage and water supply pipes. By removing all the flooring we can adjust where the services are located in the bathroom, this means you have the choice of moving the placement of the toilet, shower or vanity unit.
Changing a bathroom’s layout will typically increase the cost of a renovation but you can create a more usable floor plan that will normally add value to your house or apartment. The new layout feels more logical as well while the room feels brighter with nothing blocking the light from the window.
The new marble-look wall tiling creates a visual feature and plenty of light in the room with the gloss finish to give the impression of more space. Everything was then finished off with high-quality fittings from ABI Interiors like the Finley Shower Rail set & their mixers. This is a beautifully streamlined and minimalist design that conveniently integrates the shower diverter to enrich any bathroom space.
Eliminating the need for additional wall instalments, while remaining reassuringly functional, the Finley’s all-in-one design will bring elegant sophistication into any bathroom. With a simple turn of the diverter handle, you can effortlessly switch from the evenly distributed rain shower head to the convenience of a handheld shower. A complete shower set that is all about design innovation, the Finley stands head and shoulders apart from convention to provide a superior showering experience.
There was also an ADP custom made vanity installed which is a nice touch using wood to soften the room.

Bathroom renovation design ideas
WALL HUNG VANITY UNIT
Using a wall hung vanity unit in any property can give it a modern feel while making the room feel larger. It gives visibility to the floor tiling all the way to the wall which visually creates the impression of more space in the room.
The use of timber can add a touch of warmth to a room vs using standard laminate cupboards. For this room it also meant you can see to the wall and around the toilet which makes it easier to clean as well.
COMBINED BATH AND SHOWER INSTAL
To make best use of the available space in a small bathroom it makes sense to install a combined shower and bath. It makes it a practical room for adults or kids to get clean.
In this layout the spacing and size of the bath meant there was space at the end for an adult to stand. This will make it easier to wash kids with access on either side of the bath.
BRUSHED STAINLESS STEEL VS POLISHED TAPS
Interior design is all about being bold sometimes. In this bathroom all the PC items were finished in brushed stainless steel to complement the simple colour palette. Instead of using the standard polished chrome look that most people use, the brushed finish adds a touch of sophistication.
Double head shower mixers
Having a double head mixer in the shower is pretty common for new bathroom renovations. In this instance the combination bath and shower means it can be used for adults or also for kids. Having the second handheld shower makes it easy to wash small children sitting in the bath. Even more practicality comes to cleaning where you can use it to wash water onto the glass or tiles to keep them clean.
PATTERNED FLOOR TILES
The interior design of this room was mainly while. So it gives you the freedom to be a bit adventurous with the floor tiling and choose something with a pattern to create some interest in the room. This simple design also helps to hide dirt, dust and debris that is left on the floor compared to a plain colour. The markings match nicely with the dark wood and soft grey patterns in the wall tiles.

New bathroom designs
Building a new bathroom or renovating an old one in Sydney can definitely add value to your home, as long as the renovations are done properly and with the right materials. When considering a bathroom renovation, it’s important to ensure that you have all the necessary elements to make the space functional, including a shower, toilet, vanity and bathtub.
- A shower is a must-have for most people, as it provides a convenient and efficient way to get clean. Make sure to choose a shower that is large enough for two people and has enough headroom, if needed.
- Toilets are also important (no kidding right) and you should consider a model that is efficient, easy to clean and has a low profile to make the most of the space if there isn’t much room. Sometimes a concealed cistern system is a wise choice.
- Vanity units are essential for storing bathroom essentials and can be used to add extra counter space, too. Choose a vanity that matches the style of the bathroom and has enough storage space.
- Bathtubs can also add value to your home, especially if you have a larger family or enjoy relaxing in a warm bath. While they can take up a lot of space they are especially suited if the home needs to be used by a family with small children or it is placed in an ensuite to the main bedroom.
Choose your own materials
When renovating your bathroom, it is important to choose high-quality materials that are durable and attractive. This includes tiles, taps, shower heads and other fixtures. We always recommend a fresh coat of paint to give the space a new look and feel. Additionally, consider incorporating energy-efficient and eco-friendly features into your bathroom renovation, such as low-flow toilets, shower heads and taps which can help reduce water and energy usage. These features not only help the environment, but can also lower your monthly bills.
Fixed price quotations
Regarding cost, bathroom renovations can range from a few thousand dollars for a basic renovation to tens of thousands for a complete overhaul. It is important to have a budget in mind and stick to it, so you don’t overspend. Renovating a bathroom in Alexandria to include a shower, toilet, vanity and bathtub can add value to your home, as long as the renovations are done properly and with the right materials.
Adding a bathroom with a combined laundry to a home in Sydney can potentially add value to your home. However, the actual value added will depend on various factors such as the quality of the construction, the market demand in your area, and the overall appeal and functionality of the addition. Here are some considerations:
- Increased Functionality: Adding a bathroom and a combined laundry to a garage can enhance the functionality of your home. This addition provides convenience and versatility, especially if there are no existing bathrooms or laundry facilities in the garage or nearby. It can be particularly attractive to potential buyers or renters who prioritise having these amenities readily available.
- Additional Living Space: Converting a garage into a usable space with a bathroom and laundry can effectively increase the liveable square footage of your home. This can be advantageous when it comes to property valuation and appeal. However, it’s important to note that converting a garage may impact the availability of covered parking, which could be a factor for some buyers.
- Market Demand: The demand for properties with additional bathrooms and laundry facilities can vary depending on the specific market conditions in your area. Research the local real estate market and consult with real estate professionals to understand the preferences and expectations of potential buyers or renters. Consider whether the addition aligns with the needs and desires of the target market.
- Quality and Design: The quality of the construction, finishes, and overall design of the added bathroom and laundry will significantly impact its value. Ensure that the space is well-designed, functional, and visually appealing. Using high-quality materials and fixtures will also contribute to the perceived value of the addition.
- Cost vs. Value: Consider the cost of the addition relative to the potential increase in property value. Evaluate whether the expenses involved in construction, permits, and any necessary modifications are justified by the potential return on investment. It’s advisable to get estimates from reputable contractors and compare them with the estimated increase in home value to make an informed decision.
Remember that adding value to a home is not solely dependent on a single renovation project. It’s essential to consider the overall condition of the property, its location, and other factors that influence market value.
Conduct thorough research, consult with professionals, and weigh the costs and potential benefits to make an informed decision about renovating your bathroom in Sydney.
