Building a new bathroom in a garage in sydney

If you feel like your home needs a new bathroom or even an additional laundry then one of the choices you can consider is adding one to your garage. Not everyone thinks about this as an option when thinking about renovating a home because most people focus on updating the rooms inside the main dwelling. 

Although if you think about it most external garages are just like an external room with a floor, walls, ceiling structure and in most cases, they already have some electrical power. This means you can convert part of it into an external office, bathroom or even a laundry to add new functionality to your property.

For this renovation project our renovating company was contracted to build a new bathroom with a laundry inside the existing garage that was built on a concrete slab. The owner wanted to have a functioning bathroom in the garage so they could then renovate inside their main home.

The biggest obstacle to overcome when building a new bathroom inside a garage is water supply and sewer lines. For this property in Enmore fortunately the lines ran under the existing garage floor which meant a plumber could be engaged to wet saw cut into the concrete slab, access the lines & then set up the required water supply, drainage and sewer access to install a vanity, shower, toilet and laundry facilities. 

Steps needed to add a bathroom to a garage in sydney

Passion Built‘s renovation scope of work was to help with the planning and design so that a bathroom and laundry could be built inside the existing garage. For some people this might sound like a huge and complex task, well, this is true, but if you use an experienced renovation contractor then this process becomes much simpler to manage. 

To successfully build a new bathroom inside this garage these are the steps we took;

  1. Planning and designing: Before starting any bathroom construction work, we will help you plan and design your unit bathroom renovation project. This includes deciding on the layout, selecting materials, and determining the budget required for the scope of work. You can consult with an interior designer to create a set of plans that we can work from or you can do it yourself with our help. Having a very clear plan is super critical especially for a garage where there might be limitations in terms of where sewer lines can be accessed, electrical wiring or even water supply lines.

  2. Approvals: you have to check with your local council if any type of approval will be required to add a bathroom to a garage. If the garage is joined to the existing home you may not need any council approval. Although if it is a stand alone structure then you might need to receive the necessary DA approvals before building can commence. Either way you will have to check with your local council as each one has different laws and requirements.

  3. Demolition: Once a design, budget and layout has been agreed to & all the relevant approvals are in place we can then demolish any existing walls, shelving or other items that might be in the garage that are not needed.  We take great care to avoid damaging any structural elements of the structure while we do this. 

  4. Plumbing and electrical work: After demolition, the next step is to install any new plumbing and electrical wiring. This may involve repositioning existing pipes, wiring or installing new one or cutting into the ground to get access to existing ones. It’s important to only use licensed professionals to carry out this type of work to ensure that it meets building codes and safety standards. Using a handyman is not advised as they may not be licensed.

  5. Wall and floor finishes: With the plumbing and electrical work complete, the next step is to install the wall & ceiling frames to create the room inside the garage. Once this is done it means the wall and floor finishes can be constructed which will include screeding, waterproofing, tiling, painting, and plastering. 

  6. Cabinetry and fixtures: Once the walls and floors are finished, the next step is to install cabinetry, such as vanities and storage units or fixtures such as taps, shower heads, toilet, bath or shower. A licensed plumber has to connect the fixtures to the plumbing system.

  7. Final touches: The final step in the construction process is to add finishing touches, such as painting any exposed walls, lighting, mirrors, and accessories. These elements help to complete the look of the bathroom and make it a functional and enjoyable space.

Creating a new room inside a garage

Most garages are single large open spaces and might be four, five or six metres long with an opening to drive a vehicle in and out as well as a side door in most cases. So to add a bathroom inside a garage means the biggest change will be adding the framing required to build a wall to divide the parking area from the bathroom. 

This is a relatively easy task to complete and it creates the division needed between the two spaces. How you do this will depend on:

  • Cost: You might decide to just build a small partition rather than a full wall to create an open plan space in the garage rather than completely closing off the rooms separately. We can provide a quotation that outlines what it might cost and this will depend if the house is built on a concrete slab or timber floor boards as well as how extensive the changes are. If extra roof bracing is required or a brick wall has to be removed then things like that can add to the costs required.
  • Building codes and regulations: It is important to ensure that any changes you make to your bathroom plumbing comply with local building codes and regulations. You may need to obtain permits and have the work inspected by a licensed plumber or building inspector. This is particularly important for bathrooms getting renovated in units or apartments where you have to use existing plumbing that is shared in the building.
  • Access to pipes: Depending on the age and design of your home, accessing the plumbing pipes in your bathroom may require additional work such as cutting through walls or floors. You will need to factor this into your renovation timeline and budget.
  • Plumbing fixtures: If you plan to change the location of your plumbing fixtures such as your toilet, sink, or shower, you will need to ensure that the new locations are feasible and that there is adequate space to install them or more importantly, use them easily in their new placements.

Every garage is built on a concrete slab so that it can withstand the weight of a vehicle parked on it which is usually more than one tonne in weight. Some garages might have timber frames with cladding and others might have been built with double brick or brick veneer construction depending on the age of the property or budget allocated to garage construction when it was built.

To build a bathroom inside a garage will typically mean two things;

1) Add plumbing to the garage externally to provide sewage and/or water supply

2) Get access to the existing plumbing lines under or next to the garage if they are nearby

Quite a lot of homes in Sydney might have the ideal placement to build a bathroom in a garage if the existing water supply and sewage lines either run close to or under the existing structure. For this project we had to cut into the existing concrete slab to access the plumbing that was already there which ran between the house and the street.

By cutting into the concrete slab using a licensed plumber you can then tap into the existing plumbing lines, then add connections or run extra lines to reach the locations needed for taps or drains. Once all the new plumbing lines are in place the floor can be repaired using new concrete to retain the strength of the floor. When the concrete has had time to cure, then a screed as well as waterproofing can be installed so the room is ready to receive new floor and wall tiling.

So in summary some of the considerations when building a bathroom inside a garage with a concrete slab would include;

Building Regulations and Permits: Familiarise yourself with the local building regulations, codes, and permit requirements in Sydney. Check with the local council or relevant authorities to determine if you need any permits or approvals for cutting into the concrete slab and conducting plumbing work.

Professional Assessment: It’s crucial to have a professional plumber or engineer assess the feasibility and structural implications of cutting into the concrete slab. They will evaluate the existing plumbing layout, the load-bearing capacity of the slab, and any potential risks or complications involved in the process.

Structural Integrity: Cutting into a concrete slab can affect the structural integrity of the building. Ensure that the load-bearing capacity of the slab will not be compromised by the addition of sewage lines or plumbing access. A structural engineer may be required to assess and provide guidance on reinforcing the slab, if necessary.

Location and Layout: Consider the optimal location for the new sewage lines or plumbing access. Assess the proximity to existing sewer lines, drainage systems, and water supply lines. Plan the layout carefully to minimise the need for additional cuts and ensure efficient flow.

Utility Identification: Before cutting into the concrete slab, it’s essential to identify the location of any existing utility lines such as electrical, gas, or water lines. Contact the relevant utility companies in Sydney to mark these lines to prevent accidental damage during the cutting process.

Noise and Dust Control: Cutting into concrete generates a significant amount of noise and dust. Take appropriate measures to control the noise levels and minimise dust spread, ensuring the safety and comfort of residents or occupants nearby.

Waterproofing and Sealing: When cutting into a concrete slab for sewage lines or plumbing access, it’s crucial to properly seal and waterproof the newly created openings to prevent leaks and potential water damage.

Building a walk in shower for a garage is relatively straight forward and because it uses custom made glass screens it can make the room feel larger because there are no physical barriers blocking the view of the walls or floors.
