RENOVATING A UNIT TO INCREASE THE AVERAGE WEEKLY RENTAL PRICE IN SYDNEY
The owner of this unit in Lane Cove was struggling to attract renters for their two-bedroom unit. Over the last few years, there have been thousands of new dwellings built around the Lane Cove area, especially close to the shopping area. Most of these new units are modern, open, bright & very attractive to potential tenants who can walk to cafes or public transport.
Vacancy rates for rental properties in Lane Cove, Sydney are around 2% according to Real Estate Investar with more than one hundred properties available and nearly 30% of the local population in the area renting. It is a very competitive suburb and this prompted the owner to ask Passion Built to renovate the kitchen and combined bathroom laundry so they could compete and also raise the average rental weekly price.
They could have chosen do just to a remodel or a makeover but because of the age of the property, this didn’t make a lot of sense. So the decision was to do a complete renovation of the kitchen and bathroom starting with demolishing both spaces.
The floor plans would remain as is, but the bathroom products chosen created more space including a larger bath tub. This would make it attractive for singles, couples or even families to rent the unit with good options for getting clean and an internal laundry.
By installing new floor and wall tiling together with bright coloured cabinets and bench tops the whole unit immediately felt fresh, bright and modern. We made custom polyurethane kitchen cupboards with Quantum Quartz stone benchtop. and installed an Artusi single piece oven with a cooktop. The bathroom got a new 1500mm freestanding bathtub with 750mm Timberline vanity that was finished off with ABI interiors tapware together with a frameless glass shower screen.
RENOVATING AN INTERNAL LAUNDRY IN A RENTAL UNIT
One of the benefits of having an internal laundry for a rental property is the tenants don’t need to share a washing machine or dryer with other people in the building. Some layouts will have a separate small laundry & others, like this property, had the laundry sink and space for a machine inside the existing bathroom. It makes it a very functional space and attractive to potential tenants who don’t like sharing common facilities when they are renting.
Selecting the right products for a renovation can make a room feel larger than it actually is & the wall hung vanity, frameless glass shower screen and free standing bath help achieve this. It will help to immediately attract potential tenants.
RENTAL PROPERTY RENOVATION IDEAS
WALL HUNG VANITY UNIT
Using a wall hung vanity unit in a rental property can give it a modern feel while making the room feel larger. It gives visibility to the floor tiling all the way to the wall which visually creates the impression of more space in the room.
The use of timber can add a touch of warmth to a room vs using standard laminate cupboards.
FREE STANDING BATH
Using a free standing bath takes away the visual bulk that is normally associated with traditional sunken bath tubs that are built into a frame. There is space around the footing of the bath and again you can see the wall tiling giving it a bigger feeling.
There are also less joins which makes it easier to keep clean and the single surface means less soap scum and grime will build up.
LARGE FORMAT TILES
There is no guarantee that you will save money simply by using large tiles when renovating a bathroom because they are larger and heavier to work with, so you will still require a reasonable amount of labour to manage them.
Although what they can easily do is reduce the amount of visual clutter in the bathroom. As a result, there are fewer lines, fewer joints, and less grout that can easily be seen.
If you combine large tiles with a wall hung vanity, a glass shower screen, and a free standing bath you can literally trick people into thinking that this is an even larger room. When you use white tiles, you bounce light around the room, which further enhances the look.
