A master bathroom renovation in Matraville with new bath tub

For this home in Matraville, Sydney, our renovator scope of work was extensive as we renovated three rooms; master bathroom, ensuite bathroom and powder room all at the same time;

  • Initial consultation with the client to discuss their preferences, budget, and design ideas.
  • Providing a detailed, written, fixed price bathroom renovation quotation
  • Assessment of the existing space, including measurements and inspection for any structural issues or plumbing concerns.

The renovation requirements

This client contracted Passion Built for a second time after we had completed an apartment bathroom renovation in World Tower a couple of years earlier. Their daughter’s house had a master bathroom, ensuite bathroom and powder room that needed to be renovated. She wanted all of them to have a consistent look and feel so the decision was made to renovate all three rooms at the same time using similar materials, colours and styling. 

Unique aspects to this bathroom renovation

  1. In wall cistern toilets: They wanted in wall cistern toilets for both the main and the ensuite bathroom however these rooms were back to back and shared the same wall. So the first option was to change the layout of the bathroom to relocate the toilets which was going to be very costly. So instead, considering the wall was just 90mm thick, we came up with a great solution which was to build a nib wall along the width of the bathroom so that it could conceal the cistern and create a design feature with a small shelf to place items on.

  2. Privacy: The master bathroom had huge windows which needed to have curtains or blinds to create any privacy. They wanted a very minimal style interior design so to solve the privacy issue, we supplied and installed completely new aluminium windows with frosted glass to all three rooms which created instant privacy & meant no other window furnishings were needed.

  3. Flooring: Unfortunately when we demolished the bathrooms we discovered they had Yellow Tongue Floor sheets that had been used for the subfloor. This is not up to todays Australian Building Code or Standards. So we had to completely remove the floor and installed a new subfloor using 18mm compressed fibre cement board.
 

What did we install in these bathrooms:

  • Underfloor heating
  • Heated towel rails
  • Ultra clear glass shower screens (no green tinge)
  • Caroma Luna in wall smart toilets (full automatic toilet)
  • Large 600×600 format tiles
  • Custom made aluminium windows.
 
The entire project took about 3 weeks which included handling the unforseen subfloor replacement and the budget required came to $60,000 all up.

One of the unique aspects that Passion Built offers when renovating a bathroom is to provide 2D/3D bathroom design planning as part of our consultation steps. This means we can help you visualise the layout and look of the bathroom by using virtual design tools. Every element can be planned and then we provide the drawings to our team of contractors to construct.

We didn’t need to use our design planning tool for this project, but it could have been used, especially if the owners were thinking about changing the layout. Using the virtual design software makes bathroom design planning a very easy process with an ability to try different ideas before committing to beginning the renovation.

For this project each bathroom was a straight replacement with the toilet, shower, vanity & bath all using the same locations but newer materials and products.

Replace an old bath for a new back to wall bath tub

Passion Built can help home owners remove an old corner bath, convert an existing bath into a shower or add a shower into an existing toilet or laundry. This type of customisation enables a home owner to make their home feel more modern by removing old elements as needed. New products and interior design ideas can be used to build.

In bathroom design, the bathtub remains a center piece for relaxation and rejuvenation. While traditional options like corner spas, alcove tubs, and recessed tubs have served their purpose well, a back to wall bathtubs can give you a modern alternative, especially the design of this one which looks like it is free standing even though it isn’t.

Building a luxury bathroom with a simple design

When it comes to luxury bathroom design, sometimes simpler is better. As you can see, this transformation took an old, ugly, bathroom and turned it into something that you would expect to see in a hotel or mansion. The simple colour palette of white, black and soft grey is a timeliness combination combined with product selections that have soft curves & edges. The backlit vanity mirrors, stylish black taps and clean lines just ooze luxury no matter which angle you look from.

The secret of making this type of bathroom interior design work so well is the simplicity.

Replacing yellow tongue flooring in a bathroom

Why do Yellow Tongue Flooring sheets need to be removed from a bathroom being renovated in Sydney? There are two main reasons why Yellow Tongue Flooring (YTF) needs to be removed during a bathroom renovation in NSW:

  • Unsuitable for Moisture: Yellow Tongue Flooring, made from particleboard, isn’t designed for constant exposure to moisture common in bathrooms. Over time, water exposure can cause the Yellow Tongue Flooring to swell, warp, and rot. This weakens the structural integrity of the floor and can lead to serious problems like tile lifting or even floor collapse, especially on upper stories. The other more obvious problem is that it can cause the water proofing in the bathroom to fail which will cause water leaks and potentially structural damage.
 
  • Building Code Compliance: Building codes and standards in Australia, like AS 3740 for waterproofing wet areas, typically prohibit Yellow Tongue Flooring as a base for bathroom floors. This ensures a water-resistant foundation for the waterproofing membrane and tiles to be installed on.
 

 

Removing the Yellow Tongue Flooring allows for proper waterproofing techniques like a membrane to be applied directly to a suitable substrate like cement sheeting to create a long-lasting and secure bathroom floor. There likely isn’t a specific reason for Yellow Tongue Flooring being historically used in bathrooms but it most likely was due to;

  • Pre-standards Era: Building codes and regulations around bathroom waterproofing have become stricter over time. Yellow Tongue Flooring might have been a common choice before stricter moisture-resistant materials became standard or readily available.

  • Cost-effectiveness: Yellow Tongue Flooring is a relatively inexpensive material. In the past, builders might have opted for Yellow Tongue Flooring to keep construction costs down, especially before the long-term consequences of moisture damage were fully understood.

  • Lack of Awareness: Knowledge and best practices around bathroom construction materials might not have been as widespread in the past. Builders might have simply used Yellow Tongue Flooring because it was a common flooring material without realizing its unsuitability for bathrooms.

 

It’s important to note that Yellow Tongue Flooring wouldn’t be used in modern bathroom construction due to the moisture concerns and building code regulations, its something you should ask your renovation contractor when they are quoting on your bathroom renovation. If a bathroom is demolished and Yellow Tongue Flooring is discovered, it should be removed and not renovated over.

Custom made glass shower screen

The modern way to build a new walk in shower is to leave it quite open and then install a custom made glass shower screen. The minimal use of any type of material means there is no space wasted with a bulky frame or wall. It is also easier to clean and lets light flood the room in all corners.

For this bathroom renovation the screen included a door to contain any water splashes from falling onto the bath.

Frosted windows in a bathroom

Frosted windows in a bathroom can create privacy but also act as a huge lightbox, flooding light into the bathroom all day long. The black frames compliment the taps, vanity & shower head very nicely to create a unified look and feel.

You can get a wall niche installed in a new walk in shower or near a bath to create a practical storage solution. Instead of using hanging ranks, floor stands or shelves with suction cups the wall niche is a simple, easy way, to keep everything close at hand.

Underfloor heating

If you hate cold floors in winter then the simple solution is installing underfloor heating. You can comfortably walk into the bathroom as the tiles will be warm without needing mats or rugs. It can also heat the air in the room to help remove moisture to reduce mould build up.

Nib walls

A creative way to renovate is using a nib wall which could be custom made to hide a toilet, create a shower cubicle or in this instance, hide a cistern.

It is a false wall that is built to a certain depth to conceal pipes, wiring or other items as needed. Once it is tiled over it looks and feels like part of the bathroom while giving you the functionality you wanted.
