We renovated this 40 YEAR OLD bathroom in KOGARAH INTO A 2 WAY layout

We really enjoyed renovating this old bathroom in Kogarah for Peter & his family. It was the home that he had grown up with & the same bathroom that had been in the family for 40 years. They decided to renovate it but the layout of the house meant we had to come up with some clever ideas to create a more usable space.

The floor plan had a small bath and vanity squashed into a room with a linen cupboard connecting the bathroom to the rest of the house. Believe it or not, they had to use the toilet that was outside in a little hut. 

We suggested changing the floor plan and creating a 2 way bathroom layout that used the existing dividing wall to create two spaces. This would mean we didn’t have to remove any walls, avoid any structural issues, but solve the problem of a bathroom without a toilet.

So what we had to do was cut into the concrete driveway so we could tap into the existing sewer system to allow for a new toilet to be installed in the bathroom. We also moved the entrance door to the hallway to create a much larger space. So this became a pseudo two way bathroom layout because one person could be using the toilet or shower while someone else used the vanity.

Changing a bathroom layout and installing a new toilet

A three way or two way bathroom layout can be a practical way to have people share a bathroom, toilet and shower in a property when there is only space for a single bathroom that has to be shared. Most times there will be sliding or hinged doors between the spaces for privacy.

Although for this renovation it was kept open so to create a single space, but utilising the ideas from two way layouts to separate the vanity from other parts of the bathroom.

You can see how we approached it in the layout sketch above. The door was moved to the hallway, the existing walls retained & then we re-arranged the placement of the shower, vanity while installing the new toilet. 

It took just under 21 days to complete this work.

Can you change the layout of a bathroom in Kogarah

Not everyone realises that you can change the layout of your bathroom if you want. It just depends on what walls are structural, where your sewer and plumbing is & how drastic the changes are. For this renovation project it was fairly straight forward. While they lost the linen cupboard space to store towels etc they gained a fully working single bathroom.

The only challenge we had was that the existing brick mortar was done with lime and not cement as the home had been built more than forty years ago. This caused the render on the walls to fall off from the vibrations of our equipment. We patch rendered, plastered and painted the wall to remedy this after we had finished the bathroom. 

Even though this project sounded complex we managed to get it all done within three weeks. So they had their new bathroom to use without much hassle. 

Like many of our jobs we used products from ABI Interiors like the Finley shower rail, Milano basin mixer & Elsyian shower mixer. A custom made timber wall hung vanity was installed & it complemented the 600×600 terrazzo look floor tiles with 600×300 white wall tiles beautifully. A feature wall was created using 75×150 hand made subway tiles that sat behind the toilet to create some visual interest. Finally a frameless glass shower screen with floor waste was installed which creates an illusion of space because you don’t have ugly frames, nib walls etc blocking the view.

The owners made a bold choice with the brushed gold tapware, but it blends nicely with the floor tiles, simple white wall tiling & other fixtures.

Renovating tips for old bathrooms

WALL HUNG VANITY UNIT

If you have read some of our other project stories you would have already seen us mention the benefit of using wall hung vanities. Here is another example where it creates a  modern feel while making the room feel larger. 

The visibility of the floor tiling all the way to the wall visually creates the impression of more space in the room. Using a single colour tile also creates a seamless transition from floor to wall as well. The use of timber adds warmth to these rooms vs using standard laminate cupboards & compliments the white wall tiling.

Textured tiling

The tiles used on the floor and main wall of this bathroom have a textured Terrazzo look pattern which adds interest to the room. The soft grey works well with the white walls and timber vanity.

Frameless glass shower screens

You can buy cheap shower screens at places like Bunnings, but look how great a custom made frameless shower screen looks. Instead of trying to fit a standard size screen into the room, you can have whatever you like made to size.

So for this bathroom they could have placed the screen on the other side of the window to create a double person shower if they wanted to.

The frameless design is easier to keep clean because there are less surfaces, edges or joins for soap scum, shampoo or other debris to collect.

Double head shower mixers

Having a double head mixer in the shower is pretty common for new bathroom renovations. In this instance the handheld shower head could be used if an elderly person is sitting on a chair or needs someone else to assist them getting showered. 

If the grandchildren visit this can be a simple way that an adult can get the kids washed quickly as well. 

Even more practicality comes to cleaning where you can use it to wash water onto the glass or tiles to keep them clean.
