Building a new bathroom in a unit in Kensington, Sydney

We completed another unit bathroom renovation in Kensington in Sydney. This was a ground floor unit that was sitting on a concrete slab that had subfloor access. The clients wanted to renovate the bathroom in their unit but also change the layout because the old bathroom was very cramped and they didn’t like the way it was designed.

By making changes to the drainage layout we could create more space and build a very welcoming, modern bathroom in this unit even though it was only 1.5 x 2.4 in size we could fit a vanity, toilet and walk in shower.

So this was a complete bathroom renovation for a unit which included helping with the initial bathroom design, creating a layout that would suit, doing the demolition, floor and wall preparation, waterproofing, tiling & then constructing the room for fit off & hand over. It took about 3 weeks to complete the renovation works, but this included 1 week waiting time for the Sapphire ultra clear glass shower screen. 

They didn’t need council approval because this was purely an internal renovation

Passion Built‘s renovation scope of work was to make sure the bathroom was completely stripped before we did any of the construction work. We stripped everything to get back to the bare walls and concrete sub floor. This enables us to get access to the plumbing in the walls and the drainage in the floor to make the required changes to the layout that the owner wanted..

Coming up with new floor plan ideas for unit bathrooms is really easy, there could have been another three or four variations to this room, it just depends on the renovation budget that you have and structurally what we need to get access to within the unit block.

We make this process really easy by doing the following steps;

  1. Planning and designing: Before starting any construction work, we will help you plan and design your unit bathroom renovation project. This includes deciding on the layout, selecting materials, and determining the budget required for the scope of work. You can consult with an interior designer to create a set of plans that we can work from or you can do it yourself with our help. Having a very clear plan is super critical.

  2. Approvals: for most unit renovations you need to get at least strata or body corporate approval so everyone in the building knows work is about to commence. You won’t need council approvals if the work is just cosmetic internal changes. If walls are getting moved then you’ll need an engineer or builder, maybe an architect & more intensive approvals from the other owners of units in the block.

  3. Demolition: Once a design, budget and layout has been agreed to & all the relevant approvals are in place we can begin to demolish the existing bathroom. This involves removing all the old fixtures, fittings, and finishes. We take great care to avoid damaging any structural elements of the building while we do this. Sometimes we might discover floor or wall damage that may need to be repaired.

  4. Plumbing and electrical work: After demolition, the next step is to install any new plumbing and electrical wiring. This may involve repositioning existing pipes and wiring or installing new ones. It’s important to only use licensed professionals to carry out this type of work to ensure that it meets building codes and safety standards. Using a handyman is not advised as they may not be licensed.

  5. Wall and floor finishes: With the plumbing and electrical work complete, the next step is to install wall and floor finishes. This may include waterproofing, tiling, painting, and plastering. It’s important to choose materials that are waterproof and easy to maintain.

  6. Cabinetry and fixtures: Once the walls and floors are finished, the next step is to install cabinetry, such as vanities and storage units, and fixtures, such as taps, shower heads, toilet, bath or shower. A licensed plumber has to connect the fixtures to the plumbing system.

  7. Final touches: The final step in the construction process is to add finishing touches, such as lighting, mirrors, and accessories. These elements help to complete the look of the bathroom and make it a functional and enjoyable space.

Changing the plumbing in a unit bathroom in Kensington, Sydney

A lot of people think it is too hard to change the layout of their bathroom in a unit block, but it is actually quite easy. If you are just doing a simple makeover or a remodel then you are probably leaving everything where it is and just changing taps, new paint, new lighting and maybe a new vanity. When you want to change the layout of your bathroom in a unit the simplest way is to grab some paper and a pencil to begin drawing out some ideas. The design the owners ended up finalising was to have the vanity in the corner, toilet next to it & then the walk in shower on the back wall while retaining the existing window. By installing a walk in shower with single piece of glass as the frame it meant lots of light would always flood the room and bounce off the white subway tiles. For interest they choose patterned floor tiling.

Any unit has restrictions on space normally so you have to be clever with what you choose to install in your bathroom renovation. Most apartments or units in Kensington will have a combination bath and shower to create the best of both worlds. For this unit we removed that and used the space to have a walk in shower that took up the width of the room while retaining the existing window.

We always custom make the floor waste so that it fits nicely in the floor tiling rather than having a big silver square or round drain grate showing. It gives the floor a more uniform look as well. This one matched the colouring of the taps and mixers.

When you strip a bathroom back to the wall and floor boards you can then make changes to where the pipes run, this means you can move the installation placement of the newly installed items to create a different bathroom layout. For units this can be hard sometimes if the room is on a solid concrete slab, but for this one in Kensington it was built on a sub floor so we could get access to it & then cut the necessary holes that were needed.
